How it's calculated

We take your debt-to-income target as a share of gross monthly income, subtract your other monthly debts, and solve for the home price whose full housing payment (principal, interest, taxes, insurance and HOA) fits what is left. Does not include mortgage insurance.

How it's calculated

Break-even is your closing costs divided by your monthly savings. The lifetime comparison adds up the remaining payments on your current loan versus all payments on the new loan plus costs paid in cash. Restarting a longer term can lower your payment but increase total interest.

How it's calculated

Each discount point costs 1% of the loan amount. Break-even is the upfront cost divided by the monthly payment savings. If you expect to sell or refinance before the break-even point, points usually are not worth it.

Common questions.

How is a monthly mortgage payment calculated?

Your payment is usually made up of four parts, often called PITI: principal, interest, property taxes and homeowners insurance. Principal and interest are based on your loan amount, interest rate and loan term. Taxes and insurance are typically divided into monthly amounts and, if you have HOA dues, those are added too.

How much should I put down on a house?

It depends on the loan program. Some FHA loans allow a lower minimum down payment, while conventional loans with less than 20% down typically require mortgage insurance. A loan officer can show you how different down payments change your monthly payment and cash to close.

Does this calculator include mortgage insurance?

No. This estimate does not include private mortgage insurance (PMI) or FHA mortgage insurance, which may apply depending on your loan program and down payment. Talk to a loan officer for a complete quote.

Is this estimate a rate quote?

No. The calculator is for illustration only and is not a commitment to lend or a rate quote. Mortgage rates change daily and vary depending on your unique situation.

What debt-to-income ratio do lenders use?

Many conventional programs look for a total debt-to-income ratio around 43% or lower, though some programs allow higher ratios with strong credit or reserves and others require less. Your loan officer will tell you which guidelines apply to you.

When does refinancing make sense?

Refinancing usually makes sense when you'll keep the home past the break-even point — the month your savings have paid back your closing costs. It can also make sense to change your loan term, remove mortgage insurance, or take cash out.

How much can I borrow with a HELOC?

Lenders typically limit your combined loan-to-value — all loans on the home divided by its value. Your available line is that limit minus what you already owe. Maximum CLTV varies by program, credit and property type.
